Specialist Disability Accommodation is housing designed and built for people who need a home with specialist features – things like level entry, wider doorways and corridors, roll-in bathrooms, reinforced walls or home automation. SDA funds the bricks and mortar: the dwelling itself, not the support delivered inside it. The day-to-day support you receive at home is funded separately, usually through Supported Independent Living.
SDA sits in the Home and Living section of an NDIS plan. Only a small number of participants have SDA funding, because it is intended for people with extreme functional impairment or very high support needs where other home and living supports on their own are not enough.
Every SDA dwelling is enrolled under a design category. The category describes what the building can do, which is how a home is matched to a participant’s needs.
Homes with a better level of physical access and features that help people with sensory, intellectual or cognitive disability – for example clear lines of sight, good lighting and high-contrast finishes.
Homes with a high level of physical access throughout for people with significant physical impairment – level or ramped entry, circulation space for a wheelchair, accessible kitchens and hobless roll-in bathrooms. This is the category our Salisbury East home is enrolled under.
Homes built to be resilient and safe, with a layout that reduces the risk of harm, for people who may need support with behaviours of concern.
Homes with the highest level of physical access, plus features such as ceiling hoists, structural provision for assistive technology, backup power and home automation.
A dwelling can also be enrolled with On-site Overnight Assistance (OOA), which provides a space for a support worker to stay overnight. Our Salisbury East home has onsite overnight assistance available.
Our Salisbury East house is new and has never been tenanted. It is enrolled as a Fully Accessible house for two residents in the northern Adelaide suburb of Salisbury East, close to shops, public transport and health services.

SDA appears as a separate line in the Home and Living section of your NDIS plan, usually naming a design category, a building type and a location. If you are not sure, your support coordinator or Local Area Coordinator can tell you what is in your plan. If you believe you meet the criteria but do not yet have SDA funding, the pathway usually involves a Home and Living assessment with evidence from your occupational therapist and other treating professionals.
We are happy to talk through what a move would look like before anything is decided – there is no obligation, and we can work with your support coordinator directly.
Most people living in SDA also receive Supported Independent Living. The two are funded separately and do different jobs: SDA pays for the house, SIL pays for the people who support you in it. In our Salisbury East home, SIL supports are already in place, so a participant moving in is joining an established roster rather than waiting for one to be built from scratch.
We also deliver Medium Term Accommodation, short-term accommodation and respite, Individualised Living Options, in-home care, community nursing and high-intensity supports across Adelaide.
Inspections are welcome for participants, families and support coordinators, and we can arrange a time outside business hours if that suits better.
No. SDA funding pays the SDA provider for the dwelling, and residents also contribute a reasonable rent contribution – generally a portion of the Disability Support Pension plus Commonwealth Rent Assistance. We will set out the exact figures in writing before you sign anything.
Yes. The home is enrolled for two residents, and compatibility matters. We will talk with you and your support coordinator about who is already living there and arrange the chance to meet.
SIL supports are already in place at the home, which is the simplest arrangement for most people. Talk to us about your situation and we will be straightforward about what is and is not possible.
